Here's the honest picture.
Evergreen feels different from the towns up I-70. Larger neighborhoods, more primary residences, more school-age families, a real downtown that isn't organized around tourism. STRs exist but they're less of the dominant story. What owners here often need is dependable pet care, occasional deep cleaning, and someone reliable to check in on the place when a family trip runs long.

Pet care requests are the most common thing I get for Evergreen — a lot of my regular clients live in this corridor. Standard cleaning and management available; hot tub service more common than up-canyon.
Getting there & access
The stuff a national platform can't tell you.
Off C-470 and Highway 74, which winds up through El Rancho and Bergen Park before opening into the main Evergreen area. It's a shorter drive from Denver than most people expect, but the last few miles of 74 in a snowstorm are their own thing. I keep chains in the truck through April.

Modern mountain contemporary is the dominant style — vaulted ceilings, big windows, hardwood or engineered floors, propane fireplaces. Some older ranch homes and a few genuinely custom architect builds around the lake. Landscaping is a bigger factor here than in the towns above.
