Every property is a little different. These are honest starting points — final quotes account for hot tubs, linen counts, and how quickly you need me back between guests.
Studios and small condos

Over 2,000 sq ft / larger homes

Ski gear and boot management
Wet gear in mudrooms, salt residue on hardwood, boot dryers I can actually run without shorting the breaker.
Wood stove ash and soot
Fine ash gets everywhere. I know which vacuums survive it and which soft surfaces need to be treated a specific way.
High-altitude logistics
Products behave differently at 8,000+ feet. Cleaners that foam at sea level are useless up here. I use what works.
Mud and slush season
March through May is decomposed granite tracked in on every carpet. There's a way to clean it. I do it that way.
Mountain road access
I have AWD, chains, and know which routes get plowed when. Guest turnovers don't miss because of the weather.
Hot tub cleaning
Chemical resets, wipe-downs, cover care, and a check for leaks before you're the one who finds out about them.
Same-day turnover window
Check-out at 10am. Ready for check-in by 4pm.
