Empire is the smallest of the towns I regularly work in and it's easy to drive past if you're not looking. That's part of the appeal. Fewer STRs, fewer strangers, mostly quiet primary residences and a scatter of family cabins that get used a handful of weekends a year. Owners here tend to prioritize keeping the property intact between visits — cleaning-forward more than management-forward.

Getting there & access

Empire sits at the base of Berthoud Pass on US-40, a quick turn off I-70 at exit 232. The road up to Winter Park starts here, which matters in a storm — Berthoud closes more often than most guests expect, and I'll tell you honestly whether a booked weekend is likely to hold or not.

Older cabins, a mix of small ranch-style and two-story homes, and a handful of newer builds tucked back off the highway. Well water is common, propane is common, and access roads can be steep — worth knowing before you commit to a specific listing photo shoot in mud season.
